Ask your realtor’s opinion about the list price of the home. Tell them what you’d like to offer and see if he or she thinks it is a reasonable offer, too low, or if you may be able to get an even better price. Your realtor is there to make sure you get the best deal you can, so lean on his or her experience in making offers.

Once you are sure of the price you’d like to start with, your realtor will draw up a formal offer to submit to the seller. There will be several items on this document from including the actual offer amount, whether or not earnest money will be deposited and how much if so, and how long the seller has to either accept the offer or make a counteroffer.

You may also be able to list special requests such as the seller take care of the closing costs up to an agreed upon number or certain repairs be made prior to closing. If the seller agrees, you will be under contract; if not, they can present a counteroffer which you may accept or counter again.
